There is a 5-10' drop in elevation <br />within 20 feet. A connection to this location would also require significant fill, <br />nr w ii�— 0 M <br />They City of Eugene may require a buffer area/set back from the edge of property line to the back of the <br />sidewalk. The buffer area depends on the application/process for the future site development, It is our <br />understanding that the, General Subdivislon/PUD criteria would not require, an additional buffer area. <br />However, an application under "Needed Housing" could require a 20 buffer from the edge of property <br />to the back of sidewalk. <br />RECOMMENDATIONS: <br />Based upon our review, the optimal placement of access to this property would be along the most <br />southern edge of the property line. A minimum of 55' will be needed to provide adequate ROW. <br />However, depending an the permitting process, there could be an additional 20' necessary to provide <br />the necessary buffer.
