City -Wide Parks and Recreation Programs: The subject property is located within the urban growth boundary (UG13) of the City of Eugene, and is therefore included in the City of Eugene Parks, Recreation and Open Space (PROS) Comprehensive Plan area. Following annexation, recreation programs and facilities will be available to residents of the subject property via the City of Eugene Recreation and Cultural Services Departments (at incorporated City resident rates) and via tile River Road Parkand Recreation District (at "out -of - district" rates). Therefore, with respect to city-wide parks and recreation programs, these types of "key urban facilities and services- are available to the subject property. Electric Service: Eugene Water and Electric Board (EWEB) electric service is already provided to the subject property via existing overhead electric distribution facilities Within Wilkes Drive. Land Use Controls: The Subject property is Currently subject to the land use controls of the City of Eugene, and will continue to be following, annexation.
