DELBERT HILL REQUESTS A VARIANCE IN BUILDING CODE REGULATION~ IN FIRE <br />ZONE #1 TO CONSTRUCT A BUILDING AT T.HE SOUTHWEST CORNER OF 7TH AND POLK FOR <br />WEST EUGENE BRANCH OF FIRST NATIONAL BANK. THE .EXTERIOR WALLS WOULD BE OF <br />WOOD CONSTRUCT ION, 4"X6" MATER I AL. THE I NT.ER I OR WALLS WOULD BE OF STEEL, <br />COVERED WITH PANELING. HE ALSO REQUESTS <br />A VARIANCE TO ERECT THE SIGN ON A STEEL POST WITHIN THE REQUIRED 40' SETBACK <br />ON W 18TH AVENUE, 31' FROM THE CENTERLINE OF 18TH AVENUE. IT WAS ALSO <br />POINTED OUT TO MEMBERS OF THE BOARD THAT 18TH AVENUE W IS SET ASIDE FOR <br />FUTURE WIDENING. SIGNS IN A C-2 ZONE ARE REQUIRED TO BE ATTACHED FLAT AGAINST <br />THE BUILDING AND ARE LIMITED TO 20 SQ. FT. IN AREA, SEc.XI-C ZONING ORDINANCE <br />10691. <br /> <br />DUE TO THESE FACTS, MR. PERKINS MOVED AND IT WAS SECONDED BY MR. HENDERSHOTT <br />THAT THE VARIANCE BE DENIED. MOTION CARRIED. <br /> <br />I <br /> <br />3. MR. R. R. FENN REQUESTS A VARIANCE IN SIGN REGULATIONS TO CONSTRUCT A SIGN <br />IN AN RA ZONE 36 SQ. FT. IN AREA AT 1755 W 18TH AVENUE. HE ALSO REQUESTS A <br />VARIANCE TO LOCATE THE SIGN WITHIN THE REQUIRED 40' SETBACK ON W 18TH AVENUE. <br />IT WAS POINTED OUT TO MEMBERS OF THE BOARD THAT SIGNS IN AN RA ZONE ARE <br />LIMITED TO 12 SQ.FT. AND THAT THE'REQUIRED SET BACK IS 40' FROM THE CENT~R- <br />LINE OF W 18TH AVENUE. IT WAS THE FEELING OF ALL MEMBERS OF THE BOARD THAT <br />THESE REQUIREMENTS ON SIGNS SHOULD BE MET. <br /> <br />MR. BALZHISER MOVED AND IT WAS SECONDED BY MR. HENDERSHOTT THAT THE REQUEST <br />FOR VARIANCE BE DENIED. MOTION CARRIED. <br /> <br />e <br /> <br />4. MR. LEIGH R. IVERSON REQUESTS A VARJANCE FROM THE REQUIRED 20' SETBACK TO <br />CONSTRUCT A RESJDENCE AND GARAGE. THE GARAGE WOULD BE LOCATED 12'91' FROM <br />THE FRONT PROPERTY LINE AT 2425 CHARNEL TON STREET. MEMBERS OF THE BOARD WERE <br />INFORMED THAT THE LAND. FOR THE PROPOSED RESIDENCE SLOPED GRADUALLY TOTH~ <br />EAST, AND IT WOULD BE POSSIBLE TO BUILD IN ACCORDANCE WITH THE PROPER SET <br />BACK IN THE FRONT W~THOUT CAUSING UNDUE HARDSHJPS. IT WAS ALso POINTED OUT <br />THAT THE RE~IDENCE NGMBER, 2405 CHARNELTON STREET, WHICH IS ON ABUTTING <br />PROPERTY TO THE NORTH WAS CONSTRUCTED PRIOR TO THE TIME THE ORDINANCE CAME <br />INTO EFFECT. <br /> <br />DUE TO THESE FACTS, MR. HENDERSHOTT MOVED AND IT WAS SECONDED BY MR. BALZHISER <br />THAT THE REQUEST FOR THE VARIANCE B E DENIED.
