<br /> D. Revisions to Industrial Zoning District Regulations (CA 82-4) (memo,
<br /> additional information distributed)
<br /> Mr. Gleason introduced Gary Chenkin, Planning. Mr. Chenkin said that there had
<br /> been little controversy regarding this item at the Planning Commission's hearing.
<br /> He referred to the memorandum from the Planning staff that had been included
<br /> with meeting agendas and said that the revisions would bring the City Zoning
<br /> Ordinance into conformance with the Metropolitan Area General Plan. Mr. Chenkin
<br /> said that under the proposed revisions the former M-1 and M-2 industrial districts
<br /> would be replaced by the 1-2 Light Industrial District, and the former M-3
<br /> District would be replaced by the 1-3 Heavy Industrial District. Mr. Chenkin
<br /> noted that the council had previously adopted city-wide performance standards
<br /> e that apply to the industrial districts, that meant that many uses formerly
<br /> listed as conditional in industrial zones no longer needed to be conditional,
<br /> since the performance standards should assure compatability and appropriateness
<br /> of uses. He said that use of performance standards rather than the conditional
<br /> use process should streamline the process of citing new industry. Mr. Chenkin
<br /> said that the ordinance also included added regulations regarding minimal
<br /> standards for provision of bicycle parking and changes in height regulations to
<br /> guarantee protection for solar energy use. He noted that staff had worked
<br /> closely with the Chamber of Commerce Code Committee in developing the proposed
<br /> revisions. Mr. Chenkin said that the Planning Commission had voted unanimously
<br /> to recommend adoption to the council.

<br /> closed.
