Capacity Method 2: Larger LDR Parcels <br />Capacity Method 2 estimates the capacity on LDR parcels 1 to 5 acres and <br />larger than 5 acres on land with a slope above 5% or an elevation above <br />900 feet. This method is useful to account for the lower densities achieved <br />on large lots located in areas where constrained land, slopes and/or high <br />elevations influence the number of residential lots that are created <br />through land divisions. <br />Table 33 shows the categories of LDR land included in Capacity Method 2 <br />in green highlight: <br />• Vacant and partially vacant parcels of 1 to 5 acres or larger than 5 <br />acres on land with a slope above 5% and an elevation below 900 <br />feet. <br />• Vacant and partially vacant parcels of 1 to 5 acres or larger than 5 <br />acres on land with a slope below 5% and an elevation above 900 <br />feet. <br />• Vacant parcels of 1 to 5 acres on land with a slope above 5% and an <br />elevation above 900 feet. <br />• Vacant and partially vacant parcels larger than 5 acres on land with <br />a slope above 5% and an elevation above 900 feet. <br />Table 33. Again, the arithmetic is straightforward: <br />Land (ac) * Density (du/ac) = Capacity (du) <br />For example: <br />100 acres of land * 6 du/ac = a capacity of 600 dwelling units <br />Use of this method allows the City to rely on the past development <br />densities achieved on similarly situated land as the basis for determining <br />development densities likely to be achieved in the future.
