Affordable Housine Land Bank Program (Medium Densitv Residential <br />This measure affects certain vacant land sites. This assumes a continuation of the City's <br />affordable housing land bank program where property is bought by the City and then sold at <br />below market value to an affordable housing provider with a track record of providing successful <br />affordable housing developments in the community. <br />Applicability: The City owns one undeveloped land bank site.' <br />Assumptions: While the site is designated Medium Density Residential, the site is classified in <br />the land model as committed because it is in public ownership and no housing capacity is <br />allocated to it. However, as part of the City's affordable housing land bank program, housing <br />capacity can be assumed for the site. The capacity assumption for the site is based on the <br />average assumed density for Medium Density Residential land at 10.7 dwellings per gross acre <br />(du/ac). <br />Table 4. Medium Density Residential Affordable Housing Site Capacity <br />Analysis: An average of 10.7 dwellings per acre for about 5 acres equates to Medium Density <br />Residential savings of about 55 dwellings. <br />Timing: No additional action is needed. <br />Efficiency Gained: 55 dwelling units of Medium Density Residential or about five <br />Medium Density Residential acres. <br />5. High Density Residential Downtown Redevelopment Strategy (Programs and Development <br />Incentives <br />Applicability: Downtown area. <br />' This is not meant to be an exhaustive list of the sites the City will have in the program in the future, it is simply <br />the amount of land the City has in the program at the time of this analysis.
