<br /> Mr. Obie suggested that the Eugene City Council be prepared to spend a good <br /> e deal of time in its work session on reviewing background for the item. <br /> Mr. Rust indicated his interest in pursuing the matter at the County work <br /> session as well. <br /> Index No. B-12 Maxwell/River Road Commercial <br /> Mr. Gordon presented the staff report, noting that the record included a <br /> letter from property owner Andy Nordahl. <br /> Ms. Larson opened the public hearing on diagram amendment B-12. <br /> Andy Nordahl, 108 Bauer Lane, Eufene, spoke in favor of the request. He <br /> summarized a letter of November 8, saying two other requests for commercial <br /> strips on River Road had been approved, but his was denied. He said the house <br /> had been upgraded and was sturdy, and his proposal included landscaping and <br /> parking. He said it was not feasible to tear down the house down or build <br /> more units, and traffic probably would remain at current levels or increase. <br /> He reported no opposition from neighbors. <br /> Responding to a question from Ms. Ehrman, Mr. Nordahl said the house was used <br /> for a home occupation at present. Staff said current zoning was RA residen- <br /> tial, and neighborhood commercial was intended for parcels of less than five <br /> acres, while community commercial was for parcels of five acres or more. <br /> No additional testimony was offered, and Ms. Larson closed the public hearing <br /> e on item B-12. <br /> Responding to a question from Mr. Rust, Mr. Gordon said the original staff <br /> recommendation to deny had been based primarily on the River Road/Santa Clara <br /> Land Use Element that discouraged additional strip commercial development <br /> along River Road. <br /> Index No. B-13 Greenhill Road Industrial <br /> Mr. Gordon presented the staff report, noting that the different recommenda- <br /> tions were mainly concerned with tax lots on the northern part and their <br /> relationship to the alignment of Sixth/Seventh extension. <br /> Ms. Larson opened the pUblic hearing on diagram amendment B-13. No testimony <br /> was offered, and the public hearing was closed. <br /> Index No. B-14 Gateway Commercial (Boyles) <br /> Mr. Gordon presented the staff report. <br /> Ms. Larson opened the public hearing on diagram amendment B-14. <br /> Harry A. Taylor, 209 Q Street, Springfield, representing applicant <br /> Durward L. Boyles, spoke in favor of the request.
