Additional development would be expected <br />t~ occur in the downtown and UniversitY areas through <br />redevelopment and increased densities..~." (P.III-15.) <br /> <br />Implementation strategy 17.1 states: . <br /> <br />"Continue existing City programs aimed at encouraging <br />redevelopment of existing comII:1ercial areas, especially <br />those in the downtown area." (P.III':'15.) <br /> <br />. ....Also, implement~~on strategy 17.3 states: <br /> <br />"Within the area. from the east sid~ of Agripac.to <br />Wa&hington Street, change the plan designation. and <br />zoning of land currently zoned for industrial use to <br />encourage a mixture of.'residenti~, commercial, and <br />compatible industrial use." (P.: 111-15.) <br /> <br />The subject'site is zoned, for industrial use and it i,8 envisioI?-ed by the <br />.Downtown Plan as being a part ,of the .mixture of residential and <br />commercial uses in the Downtown Plan area. <br /> <br />To .mak;e the Metro Plan Diagram .consistent with the Downtown Plan, <br />the designation .of the subject site to Commercial should be approved. <br />The redesignation is also consistent with the above policies of the. <br />EeLS, therefore, consistent with Statewide Goal 9. <br />
