Mixed Use Neighborhoods The nodal development concept combines many activities in the same area,: <br />reversing the pattern of segregated land uses. In areas designated for mixed-use development within the <br />node, a mixture of retail, service, education, office and residential uses can intermingle and support one <br />another. <br /> <br />Slre.~LD2,~ Street design throughout the <br />node will reflect the intent to design for the <br />pedestrian. New streets will be built with <br />setback sidewalks and the sidewalk system <br />will provide direct and safe routes to the <br />commercial core from adjacent reSidential <br />and mixed use areas. Wider sidewalks will be <br />built where possible in commercial areas to <br />allow room for window shopping, outdoor <br />eating, and social interaction. The comers of <br />most street intersections will be designed <br />with curb extensions, wherever possible, to <br />reduce crossing distances. Canopy trees will <br />be planted within the street right-of-way <br />throughout the node. <br /> <br />Earkiag On-street parking will be provided on all streets within the node to separate pedestrians from <br />moving traffic, reduce on-site parking demands, and to allow for quick-tumover parking in commercial <br />areas. Commercial and multi-family parking lots will be located behind buildings or in the interior of a <br />block wherever possible. Large surface parking lots will be broken into smaller lots and separated by <br />streets and pedestrian walkways. Bicycle parking will be required in all commercial and multi-family <br />developments. <br /> <br /> Pedestrian Comfort and Safety Traffic . <br /> should move at fairly slow speeds through <br /> the node to minimize the hazard to the <br /> pedestrian. The creation of a pedestrian <br /> environment dictates that automobile <br /> movements be controlled through street <br /> design. Street design in the node will reflect <br /> the desire to manage traffic speeds in <br /> commemial md residential~eas. Traffic <br /> can be calmed and pedestrian comfort <br /> increased in a variety of ways including <br /> provision of narrower streets, on-street <br /> parking, short block lengths, roundabouts, <br /> ' medians, chicanes, raised speed tables, and <br /> other techniques. <br /> <br /> <br />
