Design Principles for Nodes Nodal developments will not all look the same. To be effective, nodal <br />development concepts will ne6d to be adapted to the characteristics of the specific areas in which they are <br />applied. Even so, implementation of the concept requires that certain principals be applied in all nodal <br />development areas. <br /> <br />Commercial Area Configuration.' Each node should have a conveniently located commercial area containing a <br />mix of retail, office and other commercial services. The core commercial area should be located adjacent to a <br />transit stop. The size and intensity of the commercial centers will vary to fit the existing neighborhood <br />character and preferences of the people living and working there. <br /> <br />Commercial Building Desi~ma and Sifing~ <br />Commercial buildings should be designed to <br />mimic a traditional "main street" development <br />pattern, if possible. Buildings will be situated to <br />define the street right-of-way including the <br />pedestrian space, on-street parking and travel <br />lanes, and will be brought up to the sidewalk edge <br />to give merchants maximum visibility to <br />pedestrians. The main entryway to commercial <br />buildings will face streets, plazas or parks, not <br />interior blocks or parking lots. Interconnected <br />sidewalks will be provided to the commercial core <br />from adjacent residential and employment areas to <br />encourage walking. Building facades on the street <br />will contain windows; expansive blank walls on the street will not be allowed. <br /> <br />Commercial Parking Lots Parking lots for commercial uses should be located at the side and behind <br />commercial buildings allowing the buildings, rather than parking lots, to dominate the street edge. Driveways <br />to parking lots will be minimized in the commercial area to promote a safe pedestrian environment. <br /> <br />Residential Densities Residential uses in all nodal development areas should achieve higher- than-average <br />densities to provide a mix of housing types and to better support a viable retail center and transit system. <br /> Residential densities within nodes will achieve an <br /> overall net density of at least 12 dwelling units per <br /> net acre. <br /> <br /> Residential Building Desi~ma and Siting Public <br /> acceptance of nodal development requires that we <br /> address the compatibility of new residential <br /> development with existing development to assure <br /> privacy, safety and visual coherence. This can be <br /> achieved through similar massing of buildings; <br /> orientation of buildings to the street; the presence <br /> of doors, windows, porches and other <br /> architectural details, and efficient use of <br /> landscaping. <br /> <br /> <br />
