In the last decade, <br />most Eugene residents have experienced the effects <br />of growth and change in their daily lives. Traffic <br />congestion has grown worse, vacant land and open <br />space have disappeared as new homes and business are <br />built, housing prices have escalated and residents have <br />expressed concerns about the loss of cOmmunity. As the <br />costs and pressures associated with growth continue to <br />mount, local residents have come together to explore <br />new ways to accommodate growth while maintaining <br />Eugene's special sense of place. Out of these discussions, <br />the idea of "mixed-use development" - formerly known <br />as "nodal development" - has emerged as a way to better ridesharing. Mixed-use centers concentrate population <br />achieve and balance transportation, growth management and employment in locations with good transit service <br />and environmental protection goals.
