It suggests that we subsidize the cost of providing <br /> friendly environments and encourage transit infrastructure or provide other incentives that support <br /> use, walking, and bicycling; that promote a sense higher-density, in-fill, mixed-use, and redevelopment <br /> of community, and thatimprove livability; projects. In short, the citizen's vision for Eugene, <br /> · A transit stop which is within walking supported by the recently-adopted Growth Management <br /> distance (generally ¼ mile) of anywhere in the Policies, inspires us to "grow up, not out." The vision <br /> development; urges us to manage our growth with some elegance <br /> · Mixed land uses that offer a variety of services, and with increased regard for the aesthetic, cultural, <br /> activities and destinations within easy, comfortable social and economic needs of Eugene's residents. The <br /> walking and biking distance of most homes; primary tool for bringing about this change in urban <br /> · Public spaces, such as parks, public and private form is the mixed-use development concept that would <br /> open space, and public facilities that can be be implemented in "mixed-use centers" distributed <br /> reached without driving; and, throughout '~'-~ <br /> Eugene S 6rban grow!h boundary (UGB). <br /> · A mix of housing types and residential densities / ,,,, f- ~ <br /> that achieve an overall net density of at least 12 '--~, ~ <br /> dwelling units per net acre. In <br /> 1998, Eugene residents validated a vision for Eugene's <br /> future that rejects sprawl -- encouraging instead, <br /> a higher-density, compact development form that <br /> efficiently utilizes vacant and under-used land. That <br /> vision supports City efforts to increase the amount and <br /> variety of parks and open spaces; promotes creation of a <br /> transportation-efficient land use pattern that encourages <br /> walking, bicycling and use of mass transit; and increases <br /> the density of new housing while protecting the character <br /> of existing neighborhoods.
