Secondary Areas <br /> <br />Nodal Developments may be surrounded by a "secondary area" which provides for uses which <br />are not appropriate in Nodes because they .are lower density or are auto-oriented. These areas <br />'may include an area up to one mile from the core commercial area within a node. Secondary <br />Areas may have lower density single-family housing, public schools, large community parks, <br />low intensity employment-generating uses, and park and ride lots within them. Very low <br />intensity industrial and warehousing uses which are highly auto and truck-dependent are not <br />appropriate for Secondary Areas; they do not have a sufficient number of employees to <br />contribute to a healthy pedestrian environment or to substantially affect transit ridership rates. <br />The Secondary Area must provide multiple direct street, pedestrian and bicycle connections to <br />the transit stop and core commercial area with a minimum of arterial street crossings. <br /> <br /> Relationship to Metro Plan Objectives for Compact Urban Growth <br /> <br /> Higher density residential and higher intensity employment development within nodes will help <br /> achieve Metro Plan objectives for compact urban growth.
