ATTACHMENT I -1 <br /> Nodal Development In Eugene <br /> Eugene is changing -- and growing. In the last decade, most Eugene residents have experienced the effects <br /> of growth and change in their daily lives. Traffic congestion has grown worse, vacant land and open space <br /> have disappeared as new homes and businesses are built; and residents express concerns about loss of <br /> community. As growth pressures have mounted in the community, many people have come together to <br /> explore new ways to accommodate growth while maintaining a sense &place and community. Out of these <br /> discussions, the concept of"nodal development" has emerged as a way to better achieve and balance <br /> transportation, growth management, and environmental <br /> protection goals. <br /> <br /> Nodal development emphasizes higher densities; mixed-land <br /> uses; human-scaled design; transportation options; <br /> neighborhood cohesiveness and convenience; and livability. By <br /> drawing on the best features of older neighborhoods and <br /> combining them with the best ideas of the present, we can <br /> choose a different style of development; one that revitalizes <br /> existing neighborhoods and creates quality new ones; one that <br /> limits sprawl and preserves natural resources; that makes travel <br /> more convenient and less time-consuming; and that creates a <br /> sense of community while building more attractive and <br /> functional neighborhoods. In Eugene, this approach is known <br /> as "nodal development". <br /> <br /> NodalDevelopmentDefined.
