Currently, there is an 8" public wastewater line in Lindley Lane immediately adjacent to the <br />western boundary of the subject property. This fact is illustrated on Page 108 of the Wastewater <br />and Stormwater Infrastructure Index Book 2013. Therefore, wastewater services are already <br />available to the subject property. <br />Stormwater services: <br />As shown on Page 108 of the aforementioned Infmstmcture Index Book, the nearest public <br />stormwater facility is CB No. 64807 located near the southeast toner of the northerly intersection <br />of Lindley Lane and Mar Loop approximately 260' Northwesterly of the subject property. <br />Current City stormwater policies require that stormwater be kept on-site and any run-off shall be <br />limited to predevelopment flows. Therefore, future development of the site will require an on- <br />site stormwater facility sized in accordance with the treatment and flood control guidelines of the <br />City of Eugene Stormwater Management Manual. Where practical, overflows from the designed <br />treatment facility will be directed to the curb and gutter system in Lindley Lane where it will <br />eventually enter the public system at the above mentioned intersection. Therefore, this type of <br />"key urban facility" is available to the subject property. <br />Transportation: <br />The property is adjacent to Lindley Lane along it's entire western boundary. Lindley Lane is <br />fully improved a.c. paving, curbs and gutter and curbside sidewalk adjacent to the western curb <br />line. Lindley Lane directly connects to Martin Luther King Jr. Blvd classified as a minor arterial <br />on the City of Eugene Street Classification Map. MLK Jr. Blvd. eventually connects to Coburg <br />Road which is classified as a major arterial providing the site with access to the entire <br />transportation network within the city limits and surrounding area. Therefore, the subject <br />property is already served with this type of "key urban facility." <br />Solid Waste Management: Private firms and individuals collect and transport solid <br />waste to the Lane County administered landfill. Therefore, the subject property is already served <br />with this type of "key urban facility." <br />Water Service: The subject property receives water service from the Eugene Water and <br />Electric Board through the 8" water main located in Lindley Lane. Therefore, the subject <br />property is already served with this type of "key urban facility." <br />Fire and emergency medical services: Currently, the subject property is located within <br />the Willakenzie/Eugene RFPD. Upon annexation, the City of Eugene will provide fire <br />suppression services directly to the property. Therefore, the subject property is already served <br />with this type of "key urban facility." <br />Police Protection: Police protection will be provided by Eugene, which currently <br />services other properties inside the city. After annexation this property will receive police <br />services on an equal basis with all properties inside the city. Therefore, the subject property is <br />already served with this type of"key urban facility." <br />
