The site was formerly developed with buildings,paved and gravel parking lots,and industrial maintenance yards.Currently,there are no trees on the site.Also,the tentative subdivision will not affect the street trees on East 4th Avenue or High Street.This criterion is not applicable. (c)Restoration or Replacement. For areas not included on the city's acknowledged Goal 5 inventory,the proposal mitigates,to the greatest degree attainable or feasible,the loss of significant natural features described in criteria (a)and (b)above,through the restoration or replacement of natural features such as: 1. Planting of replacement trees within common areas;ora. b.Re-vegetation of slopes,ridgelines,and stream corridors;or Restoration of fish and wildlife habitat,native plant habitat, wetland areas,and riparian vegetation. c. To the extent applicable,restoration or replacement shall be in compliance with the planting and replacement standards of EC 6.320. For areas included on the city's acknowledged Goal 5 inventory, any loss of natural features shall be consistent with the acknowledged level of protection provided for the resource. 2. The site is not included on the City's acknowledged Goal 5 inventory.As stated in (a)and (b)above, the natural features listed above did not exist on the site.Therefore,restoration or replacement is not required.The subdivision will facilitate future site development.Trees are included in the construction of streets,parks,plazas,and stormwater facilities.The end result will be a significant increase in landscape materials on the site today.Based on the above findings,this criterion is met. (d)Street T rees.If the proposal includes removal of any street tree(s), removal of those street tree(s)has been approved,or approved with conditions according to the process at EC 6.305 of this code. There are street trees on East 4th Avenue and High Street planted adjacent to the subject site.The tentative subdivision does not propose removal of the street trees.This criterion is not applicable.
