Within 60 days of the city's determination that an <br />application is complete, unless the applicant agrees to a longer time period, the <br />.planning commission.shaU conduct a public hearing to consider a proposed <br />annexation and, if applicable, a concurrent change in zoning. <br />(Section 9. 7815, see chart at front 0' Chapter 9 for legislative history from 2/26/01 through 6/1/02.) <br /> <br />9.7820 Public Hearina Not.ice. <br />(1) At least 20 days before the pla.nning commission public hearing, the city shall <br />mail written notice of the hearing to the: <br />(a) Applicant <br />(b) Owners of the · subject property. <br />(c) Owners and occupants of property located within 500 feet of the <br />perimeter of the subject property. City staff shall investigate the facts bearing on an <br />application and prepare a staff report with a staff recommendation.
