Description of subject property: <br />Map and tax lot 17-04-25-21-03200 is approximately 0.6 acres in size. It is designated by the <br />Metro Plan as Low Density Residential. It is zoned R-1/low density residential with the <br />UL/urbanizable land overlay. The site contains two single family residences with a detached <br />garage serving one residence and a detached shed serving the other residence. These residences <br />are addressed as 112 & 114 Hansen Lane. At a future date, it is the intent of the owner to <br />partition the property in order to separate these two residences onto their own individual parcels. <br />The first step in that process is to annex to the City of Eugene. Tax Lot 3200 is contiguous to the <br />incorporated city limits of Eugene along the approximately 70 feet of its western boundary that is <br />contiguous with the boundary of Land Partition Plat No. 2004-P1838. <br />2.
