Follo\\.tin.g the 111eeting, <br />staff intervie\ved both developlnent teams to clarify the subl1litted responses and to gather information <br />regarding the feasibi.lity' of their developm.ent concepts and experience with historic rehabilitatiol1, <br />building reuse, retail development and recruitment. Specifically, staff explored th.e follo\ving 13 itet.ns. <br /> <br />BE1\J\tl and K\\'G Items <br />1. Building cornmunity understanding anti support for the pr(~ject vision <br />Beam and KWG expressed interest in and \villingness..to build relationships and COlllillU1lity support. <br />Both developl11el1t teanlS have been involved with a .number of development projects that included <br />community outreach.. As an exall1ple~ Beam alld Bruce Wood, from.K.WG, are involved in the <br />Burnside Bridgehead project in Portland east of tl1eWillalnette River. The project h.asbeen <br />COlltroversial~ highly publicized, and ilrvolves public participation. <br /> <br />2. Integration o.f~art & cultural con1111unit)-J into the prqject or as a sit.ieproject <br />.Both teams spoke positively about th.e benefits of al1d need for an art and cultural presellce in the <br />redevelop.ment area. Beam's focus is on local office tenants, which could include an a11 and cultural <br />organization. Working in tandenl vvith another develofJer <br />Wh.en asked about the potetltial for the (~ity to .move forward vvith t\\-'o deve1.opmel1t teams, .KWG. <br />replied that selecting multiple developers \vould be detrinlental to the synergy needed to revitalize tIle <br />entire area and to attract the desired 111ix of uses. Althou.gh KWG would maintain interest in tIle <br />project, the outcome \v(}uld be of a different and less ideal mix than that described in their RFQ <br />response. With the addition of a second d.eveloPluent team to the area, th.c design, construction, al1d <br />tenanting would be more cumbersome al1d ineflicient (take more til11e and cost more 1110ney). Beam <br />indicated that, if llecessary, they could f111d a way to create a conlplil11entary experiellce with allother <br />developer. <br />
