rateshigh,especiallyduringperiodswherethereislesstourismandfewer <br />visitors.Itwilltaketimefordemandforhotelroomstoincreaseenoughtojustify <br />buildingmorehotelspace.Itmaytaketwotothreeyearsbeforethereis <br />significantadditionaldemandforhotelrooms,basedonthenumberofnewhotel <br />roomsdevelopedinthelast18months. <br />o SourceofdemandforhotelroomsattheAirport.DemandforahotelattheAirport <br />wouldcomefromseveralsources:(1)airtravelers,(2)businesspeoplevisiting <br />EugenewhowanttostayneartheAirport,(3)visitorstoJunctionCity(suchas <br />theOregonStateHospitalinJunctionCity),(4)visitorstootherfacilitiesin <br />northwesternEugene,and(5)addedregionalcapacityduringlargetourism <br />eventssuchastheU.S.OlympicTrackandFieldTrialsortheInternational <br />AssociationofAthleticsFederations(IAAF)WorldChampionshipsoccurringin <br />2021. <br />ThetravelersfromtheEugeneAirportwhowouldbemostlikelytostayata <br />hotelarethosewithearlymorningflightswholive(orarevisiting)aplacean <br />hourormoredrivefromEugene,aswellasairlinecrews.WhileECONorthwest <br />hasnotdoneresearchaboutthenumberof <br />peopleinthiscategory,itisexpected <br />toberelativelysmall.TheAirportgenerallyhasthreetofourflightsdeparting <br />before7amandonlyaportionofthesetravelersarelikelytobetravelingfurther <br />thananhourtogettotheEugeneAirport. <br />OtherdemandislikelytocomefrompeoplewhowanttostayneartheAirport <br />ornearJunctionCity.Whilethisgrouplikelyincludesbusinesstravelers,most <br />businessesintheregionarelocatedfurtherfromtheAirport,whereotherhotels <br />areavailable.Thenumberofpeopleinthisgroupmayincreaseasbusinesses <br />growintheareasnewlybroughtintotheUGB.Inaddition,thereareongoing <br />discussionsaboutbuildinganewmultiusesportsandrecreationcomplexatthe <br />GoldenGardens,aCityofEugeneparkneartheAirport.Ifthisfacilityisbuilt,it <br />couldincreasedemandforhotelsfromvisitorstothefacility. <br />Takentogether,ourassessmentisthattheremaybedemandforahotelatthe <br />Airportbutthattheremaynotbesufficientdemandtoattractadevelopernow. <br />Theseconditionsmaychangeoverthenextthreetofiveyearsandasother <br />developmentoccursinareasneartheAirport. <br />o LocationoftheAirportandSite6.ThelocationoftheAirportmaynotbeconducive <br />fordevelopmentofahotel.TheAirport(andSite6)arelocatedinanindustrial <br />areaofEugene,wheremoreindustrialdevelopmentisexpectedtooccuroverthe <br />next20years.Therearefewamenitiestosupportahotel,suchasnearby <br />restaurants.Aswediscussedabove,demandforahotelspecificallyatthe <br />Airport,isnotlikelytobestronginthenextfewyearsorlonger.Whilethereare <br />fewhotelsinWestEugene(andnoneneartheAirport),thereareothersitesin <br />ECONorthwest 12 <br /> <br />
