Fyijcju!D! <br />are consistent with the policy provided above. <br /> <br />Whiteaker Plan <br />The following policies from the Whiteaker Plan appear to be applicable to the proposed code <br />amendment: <br /> <br />Policy 7: Review existing City Code regulations on height, setback, area, and lot coverage <br />to strengthen compatibility between existing residential development and new <br />commercial, industrial, medium and high-density residential developments, and the <br />positive impact of new development on the public streetscape. <br /> <br />To the extent that the policy is applicable to the proposed amendments, it provides support for <br />the addition of the transition standards. The transition standards address height, setback area, <br />and generally promote compatibility between higher intensity residential and lower density <br />residential development. Based on these findings, the proposed amendments are consistent <br />with the above policy. For a more in-depth discussion of the transition standards, see the <br />findings under Statewide Planning Goal 10. <br /> <br />Willakenzie Area Plan (1992) <br />The following policies from the Willakenzie Area Plan appear to be applicable to the proposed <br />code amendments: <br /> <br />Land Use Policies and Proposed Actions <br /> <br />3. Retain existing significant vegetation whenever possible to provide buffering between <br />residential and nonresidential uses, as well as between low-density and higher density <br />residential uses. <br />5. Site review procedures or special development standards shall be considered for <br />properties which abut or face one another, when the uses permitted on those properties <br />are potentially incompatible. <br />6. Minimize land use conflicts by promoting compatibility between low-density and <br />higher-density residential land uses as well as between residential and nonresidential <br />land uses. <br /> <br />In the context of the proposed amendments, the above policies provide support for the <br />addition of transition standards and modifications to tree standards. The above policies discuss <br />compatibility between uses, and different intensities of residential development. Because the <br />transitions standards are intended to increase compatibility between higher intensity <br />residential and lower intensity residential development the standards are consistent with the <br />intent of the policies. In addition to promoting compatibility, the tree preservation standards <br />will promote the retention of significant vegetation which is consistent with Policy 3 provided <br />above. <br /> <br />Residential Policies and Proposed Actions <br />Qbhf!2:!pg!32! <br /> <br />
