In this MU- E <br />District, the .Hearings Official may grant a condi t i anal use permit i n accor- <br />dance with the procedures and standards set forth s n Section 9.696 to 9.122 <br />of the Eugene Code, 1911. Bui 1 d i ngs and uses so permitted shat 1 be limited <br />to those 1 i steel as candi t i anal uses i n the RA Suburban Residential District, <br />Section 9.384 of the Eugene Code, 1971. <br />Section 4. aeyel opment ,Standards. The general provisions set forth s n <br />Sections 9.532 through 9.598 and the performance standards set forth in Sec- <br />tion 9.636 through 9.662 of the Eugene Cade, )911, shall apply in this MU-E <br />District, except where the standards listed below provi de a greater restri c- <br />tion. <br />a. All residential development shall be governed by the general provi- <br />s ions applied to the RA Suburban Residential District, except res i - <br />denti al development wi thi n a structure existing on the effective <br />date of this ordinance. Any residential development wi thi n a struc- <br />ture existing on the effective date of this ordinance shall conform <br />with the general provisions applied to the GO General Office Dis- <br />trict. <br />b. All non-residential development shall be governed by the general <br />provisions applied to the GO General Office District, with the ex- <br />cepts on that all buildings shall conform with the height 1 i mi tats ons <br />of the RA Suburban Residents a1 District. <br />c. A minimum of 3o percent or 1.45 acres of the total site of 4.14 <br />acres shall be developed with residential uses. <br />d. Any redevelopment p1 an for the existing i ndustrs al structures or new <br />non-residential structures shall be reviewed under the Site Review <br />procedures contained in Sections 9.686-9.694, with the following <br />specific concerns to be addressed during this site review process <br />1. Compati bi 1 i ty with surroundings, particularly when resi dents a1 <br />in character. <br />2. Efficient, workable, and safe s nterrel ati onshi ps among bui 1 d- <br />i ngs, parks ng, ci rcul ati an, open space, and 1 andscaped areas, as <br />well as ref ated activities and uses . <br />3. Safe and efficient ingress and egress. <br />e. Any new, non-residential structures shall be set back a minimum of <br />25 feet from the exterior boundaries of the site. <br />f.
