Findings: <br />1 } Residential Policy ~ 3.0 requires that a conceptual development plan for the MDR area <br />east of Game Farm Road South address preservation and enhancement of natural <br />assets, provision of open space areas, and access to the McKenzie River. <br />2} Residential Policy 15.0 encourages incorporation of natural features, shared open <br />spaces, and recreational pathways into residential development plans. <br />3} Industrial Policy 2.0 requires preservation of the natural and scenic values associated <br />with the riparian corridor crossing the McKay site. <br />~} Industrial Policy 11,0 requires that development plans adequately consider the <br />McKenzie-Gateway SLI site's natural landscape features and amenities. <br />5} All of the Natural Assets, Open SpaceslScenic Areas and Re r i ' <br />c eat on Pol~c~es address <br />protection of the Gateway Refinement Plan area's open space and natural resource <br />valves. <br />Willamette River Greenwa River Corridors and Waterwa s Element 111-D <br />Policy 1l1-D-4 {2}: Land use regulations and acquisition programs along river corridors and <br />waterways shall take into account all the concerns and needs of the community, including <br />recreation, resource, and wildlife protection; enhancement of river corridor and waterway <br />environments; potential for supporting non-automobile transportation; opportunities for <br />residential development; and other compatible uses. <br />Findings• <br />1 } Residential Policy 13.0 requires that a conceptual development plan far the MDR area <br />east of Game Farm Road South address preservation and enhancement of natural <br />assets, provision of open space areas, and access to the McKenzie River. <br />2} Natural Assets, Open SpaceslScenic Areas, and Recreation Policies 1.0, 2.0, fi.0 and <br />9.0 address protection, enhancement, and public opportunities for the McKenzie River <br />and other waterway corridors within the Gateway Refinement Plan area. <br />Environmental Desi n Element 111-E <br />Policy l11-E-3 ~1 }; !n order to promote the greatest possible degree of diversit ,abroad <br />Y <br />variety of commercial, residential, and recreational land uses shat! be encouraged when <br />consistent with other planning policies. <br />Findings: <br />1 } The Gateway Refinement Plan provides for three types of residential uses, public (and <br />and open space, amixed-use area that incorporates commercial uses, and community <br />and neighborhood commercial uses. <br /> <br />
