"Adopt and implement historic preservation policies, regulations, and incentive <br />programs that encourage the inventory, preservation, and restoration of structures; <br />landmarks; sites; and areas of cultuxal, historic, or archeological significance, <br />consistent with overall policies." Policy 1, page III-I-2} <br />~. whiteaker Plan policies to promote tree preservation, develop design standards, and <br />preserve neighborhood identity are consistent with the following Metro Plan policies: <br />"The planting of street trees shall be strongly encouraged..." Policy 3, page III-E- <br />3} <br />"Public and private facilities shall be designed and located in a manner that <br />preserves and enhances desirable features of local and neighborhaod areas and <br />promotes their sense of identity." ~Palicy 4, page III-E-3} <br />"Local jurisdictions shall carefully evaluate their development regulations to <br />ensure that they address environmental design considerations..." Policy 6, page <br />III-E-3} <br />"The development of urban design elements as part of local refinement plans shall <br />be encouraged." Policy 7, page III-E-3} <br />Land Use- Pages 25 through 51 of the whiteaker Plan <br />The policies in this chapter address three main areas:l }planned future land uses and appropriate <br />zoning including use of a mixed use designation; 2} preservation of existing housing and <br />retention of the broad range of housing types and densities; and 3} application of ISR Site <br />Review to help ensure that new development or redevelopment is compatible with surrounding <br />uses. <br />Findings: <br />3. Whiteaker plan policies to refine the Metro Plan Land Use Diagram and to describe areas <br />appropriate for mixed use are consistent with the following Metro Plan statements and <br />policies: <br />"Land use designations shown on the Plan diagram are depicted on a metropolitan <br />scale. Used with the text of local plans and policies, they provide direction... <br />They are not intended to invalidate local zoning or land uses which are not <br />sufficiently intensive or large enough to be included on the diagram."
