increase the use of major landscape features that can help tie the public and private <br />open spaces together. <br />~d} Encourage the preservation, rehabilitation, and restoration of significant <br />historic structures and retention of older, mature street trees. <br />The area's location near the downtown, central bus terminal, and numerous bicycle <br />paths and routes could lead to decreased usage of the automobile. The district is not <br />intended for uses that promote or favor the use of the automobile, particularly for <br />commercial and residential uses, Drive-in and drive-through facilities, such as those <br />associated with a fast food restaurant, shall be prohibited so that the land use pattern can <br />further support the use of alternatives to the automobile. This does not mean that <br />businesses that require automobile parking are prohibited or discouraged. These district <br />provisions are not meant to exclude businesses that address the maintenance of the <br />automobile such as an auto upholstery outlet or auto repair shop. <br />'Where a conditional use permit process is required by the Eugene Code, 1971, give <br />special attention to the potential noise emissions or other environmental qualities that could <br />influence the livability and economic vitality of the area. <br />5ectian 2. Permitted Buildin s and Uses. In this MU-V~ District, the following <br />categories of buildings and uses are permitted as a matter of right, subject to the provisions <br />of this ordinance and the Eugene Code, 1971. A change in the use of a building may <br />require building modifications to address building code and fire and life safety requirements. <br />Industrial Uses <br />(a~ Industrial uses as permitted in the I-2 Light-Medium Industrial District <br />under applicable provisions of Chapter 9 of the Eugene Code, 1971, <br />except for the following uses: heavy equipment, truck and tractor <br />sales, RV and manufactured dwelling sales. <br />Residential Uses <br />fib} Dwelling units: <br />1. Attached and detached single-family dwellings and single-family <br />accessory unit. <br />2. Duplexes. <br />3. Multiple-family dwellings. <br />4. Rooming and Boarding Houses. <br />~c} Home occupations, subject to applicable provisions of Chapter 9 of the <br />Eugene Code, 1971. <br />(d) Bed and breakfast facilities. <br />Ordinance - 2 05/23/94 <br />
