<br />The proposed amendment support this policy. The area is already quite diverse in its demographic <br />makeup, housing densities and housing types. The amendments will have no negative affect the <br />range of housing types that w11l be allowed within the study area but are likely to promote additional <br />alley access units and cottages throughout the area. <br /> <br />Commercial Policv 2.0 "Encourage both public and private actions which will improve <br />the overall appearance of commercial areas and the condition of ltOn-residential <br />structures. " <br /> <br />The proposed amendments support this policy. The Chambers Special Area zone contains <br />development standards for the S-C/C-2 subarea that will promote improvements to the overall <br />appearance of commercial developments along major streets and local streets. The proposed <br />standards also address the form and appearance accessory buildings and garages and should <br />improve the general condition of those structures over time. <br /> <br />North Low-Density Residential Area (Broadwav to 1 dh west of ChtlJ1tbers) "Tlte City <br />shall continue to recognize the area as suitable for low...flensity housing. Efforts shall be <br />made to maintain and improve the existing housing stock through both public and private <br />investments. In an effort to allow additional residential mlits and yet maintain the <br />cltaracter of the area, the City shall encourage block planning, infilling, alld shared <br />housing. Access to housing units off of alleys shall be accommodated when not in <br />conflict witlt other policies and goals. " <br /> <br />The proposed amendments support this policy. The area remains suitable for low-density <br />housing. New development standards applicable to the S-C/R-l subarea will promote the <br />development of additional accessory dwelling in this zone, thus promoting infiU development in <br />the area. Access to alley housing units is provided for in these amendments. <br /> <br />Central Low-Density Residential Area. 01'. _13th, Garfield to Chambers) "The low- <br />density desigllatwll recognizes existing residential developmellt and land uses. The City <br />shall continue to recognize the residential character of the area andprovide incentives for <br />public and private rehabilitation of rundown structures. In addition, tlte City shall <br />encourage block planning, infilling and shared housing. Access to housing units off of <br />alleys shall be accommodated when not in conflict with other policies and goals. " <br /> <br />The proposed amendments support this policy.
