<br />As shown in the preceding graph, apartment units are not added to the housing stock <br />steadily. Thus, only one year of data cannot be considered indicative. <br /> <br />It is important to note that not all of these housing units are built on residential land. <br />During fiscal year 2000, 20 units were built on land not zoned residential, 19 were built <br />in a commercial zone, and one unit was built in a light medium industrial zone. These <br />units not built on residential land meet a portion of the housing demand but do not <br />consume residential land. Due to State Administrative Rules, the Residential lAnd and <br />Housing Study allocated no future housing units to commercial or mixed-used zoned or <br />designated land. In addition, these units built on nonresidential land are not included in <br />the housing density calculation. <br /> <br />Housing Net Density <br /> <br />The net density of new housing by housing type and zone type was collected for the fiscal <br />year. Overall, net densities were lower for single-family, detached and higher for single- <br />family, ~ttached than were assumed in the Residential lAnd and Housing Study. <br /> <br />In low density residential, the average net density of single-family, detached was 4.6 <br />units per acre. The Residential lAnd and Housing Study assumed the net density at 5.5 <br />units per acre. Approximately 57 percent of all units built in this period were single- <br />family, detached in low-density residential zoned land. <br /> <br />Single-family, attached units were built at higher net densities than assumed. In low- <br />density residential, single-family, attached units were built at 11.6 units per acre and in <br />medium-density residential at 14.6 units per acre. The Residential Land and Housing <br />Study assumed that in low-density the net density would be ten units per acre and in <br />medium-density, 12 units per acre. Approximately 9 percent of all units built in this <br />period were single-family, attached in low- and medium-density residential zoned land. <br /> <br />During fiscal year 2000, permits were approved for 242 apartment units, 211 of these <br />units were built on medium density residential land. The net density at which these units <br />were built was comparable to the Residential Land and Housing Study assumption, 19.9 <br />units per acre compared to 20 units per acre. However, the 12 units built in high-density <br />residential were built at a lower density than assumed, 24 units per net acre compared to <br />. 35 units per net acre. <br /> <br />Housing Size <br /> <br />Housing size information was collected from building permits for single-family, <br />detached; single-family, attached; and apartments. The average square footage for new <br />single-family, detached units was 2,165 square feet while single-family, attached was <br />1,086 square feet, and apartments were 769 square feet. <br /> <br />7 <br />
