<br />The proposed amendment meets this criterion. The area included in the S-C Special Area Zone <br />is 81 acres in size. <br /> <br />(4) The application of the zone to the properties proposed for inclusion in the S <br />Special Area zone and the required provisions of a special area zone ordinance are <br />consistent with the criteria required for approval of a zone change, according to EC <br />9.8865 Zone Change Approval Criteria. <br /> <br />Compliance with the zone change criteria is outlined below. <br /> <br />Application of the Special Area Zone to the Site <br /> <br />9.8865 Zone Chanf!e Approval Criteria. Approval of a zone change application, <br />including the designation of an overlay zone, shall not be approved unless it meets all <br />of the following criteria: . <br /> <br />(1) The proposed change is consistent with applicable provisions of the Metro Plan. <br />The written text of the Metro Plan shall take precedence over the Metro Plan diagram <br />where apparent conflicts or inconsistencies exist. <br /> <br />The proposed change is consistent with the applicable provisions of the Metro Plan. <br /> <br />Applicable Metro Plan Policies <br /> <br />Residential Densitv Policv A-9 "Establish density ranges in local zoning and <br />development regulations that are consistent with the broad density categories of this <br />plan. " <br /> <br />Low density: Through 10 dwelling units per gross acre (could translate up to 14.28 units <br />per net acre depending on each jurisdictions implementation measures and land use and <br />development codes). <br /> <br />Medium density. Over 10 through 20 dwelling units per gross acre (could translate to <br />over 14.28 units per net acre through 28.56 units per net acre depending on each <br />jurisdictions implementation measures and land use and development codes. <br /> <br />High density. Over 20 dwelling units per gross acre (could translate to over 28.56 units <br />per net acre depending on each jurisdiction's implementation measures and land use and <br />development codes.) <br /> <br />The proposed zone is consistent with Metro Plan density policies. The zone will provide for <br />residential densities up to 14.28 units per net acre within the area designated for Low Density <br />developme1].t; and will provide for a density level of approximately 15 units per net acre within <br />the area designated for Medium Density Residential development. <br /> <br />Exhibit A - 2 <br />
