<br />Residential Densitv Policv A-10. "Promote higher residential density inside the urban <br />growth boundary that utilizes existing infrastructure, improves the efficiency of public <br />services and facilities, and conserves rural resource lands outside the urban growth <br />boundary. " <br /> <br />The proposed amendments are consistent with this policy. Infill and redevelopment projects <br />allowed within this zoning district will utilize existing infrastructure, improve efficiency of <br />public services and facilities, and conserve rural resource lands. <br /> <br />Residential Density Policy A-ll. "Generally locate higher density residential <br />development near employment or commercial services, in proximity to major <br />transportation systems or within transportation-efficient nodes. " <br /> <br />The proposed amendments are consistent with this policy. The amendments will encourage the <br />development of higher density development within areas that are within walking distance of <br />employment areas, commercial services, and major transit facilities. <br /> <br />Residential Densitv Policv A-13. "Increase overall residential density in the metropolitan <br />area by creating more opportunities for effectively designed in-fill, redevelopment, and <br />mixed use while considering impacts of increased residential density on historic, existing <br />and future neighborhoods. " <br /> <br />The proposed zone change will provide opportunities for additional development within the <br />affected area thereby increasing overall residential densities while reducing development impacts <br />to existing neighborhood character. <br /> <br />Residential Densitv Policv A-14. "Review local zoning and development regulations <br />periodically to remove barriers to higher density housing and to make provisions for a full <br />range of housing options. " <br /> <br />The Chambers Reconsidered project reviewed existing zoning regulations intended focusing on <br />elements of the code that affect the compatibility of new development with existing <br />development. By providing a greater degree of assurance that new development within the area <br />will be compatible with the existing neighborhood, resident opposition to development should be <br />diminished, thus removing - or at least reducing - an existing barrier to higher density housing. <br /> <br />Residential Densitv Policv A-15. "Develop a wider range of zoning options such as new <br />zoning districts, to fully utilize existing Metro Plan density ranges. " <br /> <br />The proposed regulations implemented by this zone change represent a new approach to <br />increasing the acceptance of infill and redevelopment projects in existing neighborhoods. The <br />City's range of zoning options will be broader upon its adoption. <br /> <br />Exhibit A - 3 <br />
