<br /> <br />GUIDELINES <br /> <br />· Garage is secondary. Design and locate garage <br />so it is a secondary feature of a dwelling unit. <br />Garage sizes should be modest; single garage <br />doors are preferred over double wide garage doors. <br />Place garage on alley if possible, or to the side of <br />house, behind facade of the house, along side yard <br />property line. <br /> <br />· Minimal paving. Paving should be minimized to <br />meet only the needs of vehicle access and parking. <br />New curb cuts and driveways should be kept to a <br />minimum. <br /> <br />· Permeable paving. Parking surfaces should allow <br />permeability when possible. This can be achieved <br />by using: <br /> <br />1. "Grasscrete" <br />2. Tire strips with grass between. <br />3. Pavers that allow some drainage between the <br />bricks, and also can serve as social spaces <br />· Don't build over parking. Parking that is <br />covered partially or in whole by a second floor is <br />discouraged. <br /> <br /> <br />Recent infill development in the ETN <br />showing the incompatible garage location <br />and driveway width. <br /> <br />PROPOSED CLEAR & OBJECTIVE STANDARDS <br /> <br />GARAGE DOOR SIZE AND DRIVEWAY: <br />Garage setback: 18', Max. curb cut: 27'. <br /> <br />Proposed modification: Retain garage <br />setback of 18', add 6' setback behind main <br />house facade. <br /> <br />Proposed standards: Garages within a 30' <br />setback from the street shall be limited to <br />a maximum garage door width of 9' and a <br />maximum garage door height of 8'.
