<br /> <br />This modest small dwelling is near the <br />ETN. It is an example of small cottage infill <br />providing a wider range of housing types, <br />while at the same time contributing to the <br />scale of the existing neighborhood. <br /> <br /> <br />This triplex was added to the back of lot <br />in the ETN creating a total of four units. <br />This building is only several feet from a <br />pre-war bungalow's back porch. The triplex <br />dominates the building mass on the lot as <br />well as the backyards of adjacent houses. <br /> <br />. <br /> <br /> <br />MULTIPLE DETACHED UNITS <br /> <br />The infill of multiple buildings on sites in the <br />ETN means the addition of multiple entrances <br />and potentially significant parking areas. <br />Development of multiple buildings on a lot <br />must still respect the character of the ETN <br />through deference to the main house, dear <br />entrances, discreet parking, and differentiated <br />building massing. <br /> <br />Because the predominant development of the ETN is <br />single-family homes, effort should be made to develop <br />multiple buildings on a site within the character of the <br />neighborhood. If there is more than one <br />unit on a lot, the main house (the house closest to <br />the street) should be the larger dwelling. <br /> <br />· Compressed layering. Provide a layering of spaces <br />from public spaces to the private entries of each <br />building. <br /> <br />· Minimal paving. Provide shared driveways and <br />parking to reduce the paved area on the lot. <br />
