The subject property, hereinafter referred to as 'the property', is about <br />33 acres in size and is bordered by the Eugene Urban Growth Boundary, on <br />the east; the Willamette River, on the west, tax lot 200, assessor's map <br />17-03-07, on the north; and tax lot 800, assessor's map 17-03-07, on the <br />south. The property represents the westernmost port ion of tax lot 300 J <br />assessor's map 17-03-07. <br /> <br />The applicant proposes to place about three fairways of a golf course which <br />win occupy the remainder of tax lot 300. No structures are planned for <br />this portion of tax lot 300. The site has historically been cultivated up <br />to the top of the river hank and the riparian vegetation ends at the top of <br />th~ river bank. <br /> <br />2. The'property is designated as Sand and Gravel by the Eugene-Springfield <br />Metropolitan Area General Plan (Metro Plan) and is zoned EFU-30. The <br />property is outside of the Eugene Urban Growth Boundary but is located <br />within the Jurisdictional Boundary of the Metro Plan and within the <br />. boundary of the Willamette River Greenway. <br /> <br />3. A portion of the property is wi.thin a regulatory floodway and a portion is <br />within an "A5H flood hazard zone. <br />
