Such conditions may <br />include, but are not 1 i mi ted to, topography or the <br />existence of natural resaurce areas such as wetlands, <br />ponds , streams , channels , rivers , 1 akes or upland <br />wi 1 dl i fe habitat area , or a resource on the National <br />Wetland Inventory or under protection by state or <br />federal law; or <br />b . Bui 1 di ngs or other existing level opment on <br />adjacent 1 ands , including previously subdivided but <br />vacant 1 ots or parcels , physically precl ude a connecti on <br />now or i n the future, considering the potenti a1 for <br />redevelopment. <br />3.
