Residents <br /> <br />o Share a sense of enjoyment of. and commitment to, their neighbors and the <br />"homeyness" ofETN's typical dwellings and yards. <br />o Long-term and/or settled in for an extended period. <br /> <br />. Streets, alleys, blocks, and sidewalks: <br />o Streets and alleys are laid out in a grid pattern. <br />o Parking strip and actively-used sidewalks. <br /> <br />o Unsurfaced alleys used primarily for utilitarian access. <br />o Fairly small block sizes with 15-20 lots per block <br />o Original build-out of 7-9 dwellings per net acre. <br /> <br />. Lot shapes and sizes fall predominantly into two categories: <br />o Roughly square lots, from about 50'xSO' to about 60'x60'. <br />o Rectangular lots, from about 50'xl00' to about 60'x160'. <br /> <br />. Dwellings are predominantly single-family structures, with the following characteristics: <br />o One primary dwelling per lot. Some lots have a "granny cottage" secondary dwelling. <br />o Front of house is typically within about 15' to 25' feet of the sidewalk <br />o Primary dwelling height: One or 1 ~ stories; less than 22' high. <br />o Architectural style: <br />· Many houses have elements of (mid-scale) Craftsman, bungalow, or cottage style. <br />· Roofs: Gabled, cascaded roofs, many with dormers. <br />.
