<br />ATTACHMENT A <br />09/16/05 <br /> <br />ORDINANCE NO. <br /> <br />AN ORDINANCE ESTABLISHING A CHAMBERS <br />SPECIAL AREA ZONE; AMENDING SECTIONS 9.0500, <br />9.1030, 9.8030, AND 9.8865 OF THE EUGENE CODE, <br />1971; ADDING SECTIONS 9.3050 TO 9.3065 TO THAT <br />CODE; AMENDING THE EUGENE ZONING MAP; <br />ADOPTING A SEVERABILITY CLAUSE; AND PROVIDING <br />AN EFFECTIVE DATE. <br /> <br />THE CITY OF EUGENE DOES ORDAIN AS FOllOWS: <br /> <br />Section 1. The definitions of "Alley Access Lot/Parcel" and "Lot Coverage" in <br /> <br />Section 9.0500 of the Eugene Code, 1971, are amended, and a definition of "Dormer: is <br /> <br />added in alphabetical order therein, to provide: <br /> <br />9.0500 Definitions. As used in this land u~e code, unless the context requires <br />otherwise, the following words and phrases mean: <br /> <br />Alley Access lot/Parcel. A lot or parcel abutting an alley and not abutting a <br />street and created from the rear portion of an existing lot or parcel. For <br />purposes of EC 9.3050 through 9.3065, an alley access lot or parcel is <br />one that abuts an alley but does not abut a street. <br /> <br />Dormer. A window or ventilation opening set vertically on a sloping <br />roof. The dormer has its own roof, which may be flat, arched, or sloped. <br />A dormer mayor may not have its own sidewalls. <br /> <br />Lot Coverage. That portion of a lot which, when viewed directly from above, <br />would be covered by a building or structure, or any part thereof, except [ooy <br />area covered by a building or structure 't/here 50 percent or more of the <br />perimeter of the building or strwcture is open from grade] that the following <br />structures or parts of structures shall themselves not be included in <br />calculating lot coverage: <br />(A) Any part of a structure without a roof. <br />(B) Roof eaves. <br />(e) Carports, porches, and balconies that are open at least 50 percent <br />of their respective perimeter. The percentage calculation for <br />adjacent carports, porches, and balconies that are separated by a <br />common wall shall be determined individually for each carport, <br />porch, or balcony. <br /> <br />Ordinance - 1 <br />
