<br />09/16/05 <br /> <br />Section 2. Section 9.1030 of the Eugene Code. 1971, is amended by adding the <br /> <br /> <br />following in alphabetical order to the Table 9.1030 Special Area Zone listing: <br /> <br /> <br />9.1030 Establishment and List of Zones. The zones listed in Table 9.1030 Zones <br /> <br />are established as follows: <br /> <br />Broad Zone Cate 0 <br />Special <br /> <br /> <br />Table 9.1030 Zones <br />Zone <br />Chambers S ecial Area Zone <br /> <br />Section 3. The following caption and Sections 9.3050. 9.3055. 9.3060, and <br /> <br />9.3065, are added to the Eugene Code, 1971. to provide: <br /> <br />S-C Chambers Special Area Zone <br /> <br />9.3050 Purpose of S-C Chambers Special Area Zone. The S..C Chambers <br />Special Area zone is intended to: <br />(1) Protect and maintain healthy existing residential neighborhoods by <br />ensuring compatible design for infi/l development in terms of mass, <br />scale, orientation and setback to complement patterns in the <br />existing neighborhood; <br />(2) Promote a general increase in density with a mix of multi-family <br />and single family residential development that contributes <br />positively to the neighborhood pattern of single family detached <br />dwellings; <br />(3) Protect existing commercial businesses, encourage commercial <br />infill, redevelopment and development with design standards that <br />support the neighborhood cohesiveness; <br />(4) Create transitions between higher intensity commercial land uses <br />and residential neighborhoods, in terms of building heights, set <br />backs and building facades; <br />(5) Establish, strengthen, and maintain a high quality urban <br />environment with compatible commercial, residential and industrial <br />use; and <br />(6) Create a pedestrian friendly environment. <br /> <br />9.3055 S- C Chambers Special A.rea Zone Siting ReQuirements. In addition to <br />the approval criteria in EC 9.8865 Zone Change Approval Criteria. the <br />site must be included within the area depicted on Map 9.3055 S-C <br />Chambers Special Area Zone and subareas. When property is rezoned <br />to S-C, as part of the rezoning process, the city shall identify the <br /> <br />Ordinance.. 2 <br />
