Ordinance ~ 1S <br />shall be suitable for the purpose far which they are intended to <br />be used. No lot or parcel shall be of such size or design as to <br />be detrimental to the health, safety ar sanitary needs of the <br />residents of the subdivision or partition, or of such lot or par- <br />cel, as determined by the planning director in accordance with the <br />purpose in section 9.010 of this Gode. <br />~h} Future Subdivision or Partition of Lots or Parcels, <br />where the subdivision or partition will result in a iot or parcel <br />one-half acre or larger in size which in the judgment of the plan- <br />ing director is likely to be further divided in the future, the <br />planning director may require that the location of lot and parcel <br />lines and other details of layout be such that future division may <br />readily be made without violating the requirements of this Cade <br />and without interfering with orderly extension of adjacent streets. <br />Any restriction of bui 1 di ngs within future street 1 ocati ons shall <br />be made a matter of record if the planning director deems it <br />necessary for the purpose of future land division. <br />Section 8. Subsection ~k} of Section 9.095 of the Eugene Code, 1971, <br />is hereby amended to read and provide: <br />9.095 <br />~k} ~f access is provided via an existing unimproved alley, <br />a petition for improvement i s required. The ai 1 ey must be ab1 e <br />to provide automobile and emergency vehicle access to a public <br />street. <br />Section 9. Section 9.254 of the Eugene Code, 1911, is hereby repealed. <br />Section 10. Subsection ~a} of Section 9.26H of the Eugene Code, 1971, <br />is hereby amended to read and provide: <br />9.268 Establishment and Designation of Use Districts and Sub-Districts. <br />n order to classify, regulate, restrict and segregate the uses <br />of lands and buildings, to regulate and restrict the height and size of <br />buildings, to regulate the area of yards and other open spaces about <br />buildings, and to regulate the density of population, the following classes <br />of use districts and sub-districts are established: <br />~a} Use districts. <br />AG Agricultural district. <br />RA Suburban residential district. <br />R-1 Low density residential district. <br />R-2 Limited mu1 ti pl e family residenti a1 district. <br />R-3 Multiple family residential district. <br />R-4 High rise multiple family residential district. <br />
