<br />ORDINANCE NO. 20355 <br /> <br />AN ORDINANCE ESTABLISHING A CHAMBERS <br />SPECIAL AREA ZONE; AMENDING SECTIONS 9.0500, <br />9.1030, 9.8030, AND 9.8865 OF THE EUGENE CODE, <br />1971; ADDING SECTIONS 9.3050 TO 9.3065 TO THAT <br />CODE; AMENDING THE EUGENE ZONING MAP; <br />ADOPTING A SEVERABILITY CLAUSE; AND PROVIDING <br />AN EFFECTIVE DATE. <br /> <br />THE CITY OF EUGENE DOES ORDAIN AS FOLLOWS: <br /> <br />Section 1. The definitions of "Alley Access Lot/Parcel" and "Lot Coverage" in <br /> <br />Section 9.0500 of the Eugene Code, 1971, are amended, and a definition of "Dormer: is <br /> <br />added in alphabetical order therein, to provide: <br /> <br />9.0500 Definitions. As used in this land use code, unless the context requires otherwise, <br />the following words and phrases mean: <br /> <br />Alley Access Lot/Parcel. A lot or parcel abutting an alley and not abutting a street <br />and created from the rear portion of an existing lot or parcel. For purposes of EC <br />9.3050 through 9.3065, an alley access lot or parcel is one that abuts an alley but <br />does not abut a street. <br /> <br />Dormer. A window or ventilation opening set vertically on a sloping roof. The <br />dormer has its own roof, which may be flat, arched, or sloped. A dormer mayor may <br />not have its own sidewalls. <br /> <br />Lot Coverage. That portion of a lot which, when viewed directly from above, would <br />be covered by a building or structure, or any part thereof, except that the following <br />structures or parts of structures shall themselves not be included in calculating lot <br />coverage: <br />(A) Any part of a structure without a roof. <br />(8) Roof eaves. <br />(C) Carports, porches, and balconies that are open at least 50 percent of their <br />respective perimeter. The percentage calculation for adjacent carports, <br />porches, and balconies that are separated by a common wall shall be <br />determined individually for each carport, porch, or balcony. <br /> <br />Section 2. Section 9.1030 of the Eugene Code, 1971, is amended by adding the <br /> <br />following in alphabetical order to the Table 9.1030 Special Area Zone listing: <br /> <br />Ordinance - 1 <br />
