<br />9.1030 <br /> <br />Establishment and List of Zones. The zones listed in Table 9.1030 Zones are <br />established as follows: <br /> <br />Broad Zone Cate 0 <br />S ecial <br /> <br /> <br />Table 9.1030 Zones <br /> <br />Zone <br />Chambers S ecial Area Zone <br /> <br />Section 3. The following caption and Sections 9.3050, 9.3055, 9.3060, and <br /> <br />9.3065, are added to the Eugene Code, 1971, to provide: <br /> <br />S-C Chambers Special Area Zone <br /> <br />9.3050 Purpose of S-C Chambers Special Area Zone. The S-C Chambers Special Area <br />zone is intended to: <br />(1) Protect and maintain healthy existing residential neighborhoods by ensuring <br />compatible design for infill development in terms of mass, scale, orientation <br />and setback to complement patterns in the existing neighborhood; <br />(2) Promote a general increase in density with a mix of multi-family and single <br />family residential development that contributes positively to the neighborhood <br />pattern of single family detached dwellings; <br />(3) Protect existing commercial businesses, encourage commercial infill, <br />redevelopment and development with design standards that support the <br />neighborhood cohesiveness; <br />(4) Create transitions between higher intensity commercial land uses and <br />residential neighborhoods, in terms of building heights, set backs and building <br />facades; <br />(5) Establish, strengthen, and maintain a high quality urban environment with <br />compatible commercial, residential and industrial use; and <br />(6) Create a pedestrian friendly environment. <br /> <br />9.3055 S- C Chambers Special Area Zone Sitina Reauirements. In addition to the <br />approval criteria in EC 9.8865 Zone Change Approval Criteria, the site must be <br />included within the area depicted on Map 9.3055 S-C Chambers Special Area Zone <br />and subareas. When property is rezoned to S-C, as part of the rezoning process, <br />the city shall identify the subarea designation applicable to the property. Within the <br />S-C Chambers Special Area Zone, the three subareas are: <br />(1) S-C/R-1; <br />(2) S-C/R-2; <br />(3) S-C/C-2. <br />The applicable subareas shall be as shown on Map 9.3055 S-C Chambers Special <br />Area Zone, unless a different subarea designation is found to be consistent with EC <br />9.3050 Purpose of S-C Chambers Special Area Zone. <br /> <br />9.3060 S-C Chambers Special Area Zone - Land Use and Permit Reauirements and <br />Special Use Limitations.
