The planning or public works director may <br />require the land di~v~~der to create a reserve strip controlling the access <br />to a street when he or she determines that a strip is necessary: <br />. ~a~ Ta prevent access to abutting land at the end of a <br />street in order to assure the proper extension of the street <br />pattern and the orderly development of land lying beyond the <br />street. <br />~~b~ To prevent access to the side of a street on the side <br />where addi ti anal width i s required to meet the right-of-~way <br />standards provided in the table of subsection ~2}. <br />~c} Ta~prevent access to land abutting a street of the <br />partition or subdivision, but not within the partition or <br />subdivision itself . <br />~d} Ta prevent access to land unsuitable far building <br />development. <br />~4} Intersections of Streets. <br />~a) A_ngles. Streets shall intersect one another at an <br />angle as near to a right angle as is practicable considering <br />topography of the area and previous adjacent layout; where not so <br />practicable, the right-af-way and street paving within the acute <br />angle shall have a.min,imum of 30 feet centerline radius where <br />such angle is not less than 75 degrees. In the case of streets <br />intersecting at an angle of less than 50 degrees, then such mini- <br />mum radius as the planning and public works directors may deter- <br />mi ne. <br />fib} offsets. Intersections shall be so designed that no <br />offset dangerous to the traveling public is created as a result <br />of staggering of intersections; and in no case shall there be an <br />offset of less than 1D0 feet. <br />~5~ Too ra hy. The layout of streets shall give suitable <br />recognition to surrounding topographical conditions. <br />~6~ Future Extension of Streets. Where the subdivision or parti- <br />tion is adjacent to land likely to be divided in the future, streets shall <br />continue through to the boundary lines of the area under the same ownership <br />as the subdivision or partition, where the planning or public works director <br />determines that such continuation is necessary to provide for the orderly <br />division of such adjacent land, ar the transportation and access needs of <br />the community. <br />~7~ Cul-de-Sacs. There shall be no cul-de-sac more than 400 <br />feet long. Each cul-de-sac shall have a circular end with a minimum diameter <br />of right-of-way width and paving as shown in the table in subsection ~2}. <br />~8} Street Names. Streets that are in alignment with existing <br />named streets shall bear the names of such existing streets. Names for <br />streets that are not in alignment with existing streets are subject to <br />approval by the planning director and sha11 not unnecessarily duplicate or <br />resemble the name of any existing or platted street in bane County. <br />~9~ Grades and Curves. Unless otherwise approved by the planning <br />and public works directors because topographical conditions will not <br />reasonably permit, grades shall not exceed six percent on arterials, ten <br />percent on collector streets, or ~~ percent on all other streets. <br />Centerline radii on curves shall not be less than I,Z00 feet on arterials, <br />1,OD0 feet on collector streets, or 35 feet with city-appproved bulb designs <br />on all other streets. <br />Grdinance -~5- <br />
