1897y cz a2-a~ <br />EXHIBIT "B" <br />Special District Development Standards <br />The area described in the attached Exhibit "A" is hereby made apart of <br />the Fifth Avenue Development District, which has been classified as an <br />SD Special Development District. As a part of that district, the <br />property described i n Exhibit "A" i s subject to the speci a1 district <br />development standards of the Fifth Avenue Development District. Those <br />standards .are as fal l ows : ~_ <br />1. Description and Purpose Section <br />The area generally known as the Fifth Avenue Development <br />District has been classified as an SD Special Development <br />District i n order to achieve the fol 1 awi ng purposes <br />a. To allow preservation of the existing substantial buildings ; <br />b. To allow redevelopment of the area with a vari ety of <br />commercial and industrial uses ; <br />c. To encourage redevelopment which is primarily pedestrian- <br />ori ented with only l imi ted pravi si on for automobile use; <br />and <br />d. To insure that new development conforms with the character <br />of the existing development. <br />In order to achieve the purpose of this particular special <br />district, i t i s necessary that an asso~ci ati on of al l property <br />owners involved be formed. This association shall assume, at <br />a minimum, those responsibilities hereinafter detailed. ' <br />2. Use Section <br />The purpose of this district is to encourage a variety of uses. <br />In line with that purpose, only those uses which are vehicle- <br />oriented shall be expressly excluded as new developments or <br />redevelopments ~e.g., service stations, warehouses, repair <br />garages , drive-i n facilities , etc. } . Within this broad <br />framework, individual proposals sha11 be evaluated on the <br />basis of consistency with the expressed purpose of this district. <br />A conditional use permit shall be required for a1 ] new level op- <br />ment or redevelopment in the area. when making findings concerning <br />a proposed development, the Hearings Official shall take into <br />consideration in the manner hereinafter provided the recommendations <br />of the special development district associ ati an . <br />
