ORDII~IANCE NO. ~~q <br />AN ORDINANCE CONCERNING DUPLEX, TRIPLEX, AND <br />FOURPLEX REGULATIONS; AMENDING SECTIONS 9.310, <br />9.322, 9.324, 9.534, 9.550, 9.586, AND 9.592, <br />OF THE EUGENE CODE, 1971; AND DECLARING AN <br />EMERGENCY. <br />THE CITY OF EUGENE DOES ORDAIN AS FOLLOWS: <br />Section 1. Section 9.310 of the Eugene Code, 1971, is hereby <br />amended by designating the present provisions thereof as subsection <br />~1}, and adding a new subsection ~2~ thereto, to read and provide: <br />9.310 Permitted Buildings and Uses. <br />~2~ In the RA district, duplexes, triplexes, and <br />fourplexes shall be permitted as hereinafter specifically <br />provided, subject to the general provisions and exceptions <br />set forth beginning with(and following section 9.532, on <br />lots in subdivisions containing ten or more lots which have <br />received tentative appro~ral after the effective date of this <br />subsection, if the following criteria are met: <br />~.a} That the lot contains a minimum area <br />of <br />1. 10,000 square feet for duplexes; <br />2. 15,000 square feet for triplexes; and <br />3. 20,000 square feet for fourplexes. <br />fib} Any duple, triplex or fourplex developed <br />under this provision is limited to one and one-half <br />stories in height within 2Q feet of any interior lot <br />,lines. <br />~:c7 A minimum of two parking spaces per unit <br />is provided. No parking area shall accomodate more <br />than four spaces, and parking areas must be separated <br />by at least ten feet of landscaped area. All parking <br />areas shall be landscaped in accordance with section <br />9.592 (c~ . <br />~~d} In any one subdivision, not more than 25 <br />percent of the lots may be designed for duplexes, <br />l5 percent for trip luxes , and 10 percent for four-~ <br />plexes. At least 50 percent of the lots resulting <br />from any one subd%vision must be designed for single- <br />fan~ily development. l~hen applying this requirement, <br />fractions shall be reduced to the next-lowest full <br />number. <br />Section 2. The caption immediately preceding Section 9.322, <br />and Section 9.322 of the Eugene Code, 19?1, are hereby amended to <br />Ordinance ~- 1 <br />
