18559 <br />read and provide: <br />R--1 Law Densit Residential District <br />9.322 Description and_purpose.~ The R-1 Low-Density Resi-- <br />dent~ial District ~s intended for low density, urban <br />single family residential, and planned unit development uses. <br />A stable and healthful environment, together with the full <br />range of urban services, makes this the most important land <br />use of the community. <br />Section 3. Section 9..324 of the Eugene Code, 1971 is hereby <br />amended by designating the existing provisions thereof as subsec- <br />tion tl~ and amending the first paragraph thereof, and by adding <br />a new subsection t27 thereto, to read and provide: <br />9.324 permitted Rui.l~di.n~s and Uses. <br />~1~. In th.e~I~~~~R-~~,~ Low-Density Residential District the <br />following buildinrr~"s and~uses axe permitted as hereinafter spe- <br />cifically provided, subject to the general provisions and ex- <br />ceptions set forth in this ordinance, beginning with and <br />following section 9.532: <br />~2} In the R-~l Low-Density Residential District, <br />duplexes, triplexes and fourplexes shall be permitted as here-~ <br />inaf ter specifically pxo~rided, subject to the general provi- <br />lions and exceptions set forth beginning with~and following <br />section 9.532, on lots in subdivisions containing ten or more <br />lots which have recei~red tentative .approval after the off ec-- <br />tive date of this subsection, if the following criteria ar~e~~ <br />met: - <br />~:a~ The lot contains a minimum area of <br />1. 10,4QQ square feet for duplexes; <br />2. 15,QOa square feet for triplexes; and <br />3. 20,a4Q square feet for fourplexes. <br />~b~. Any duplex, triplex, or fourplex developed <br />under thi s~ prod s ion i s limited to one and one-hal f <br />stories in height within 20 feet of any .interior lot <br />lines. <br />~c~_ A minimum of two parking spaces per unit <br />is px'~.ouided. No parking area shall accomodate more <br />than four spaces, and parking areas must be separated <br />by at least ten feet of landscaped area. All parking <br />areas shall be landscaped in~accordance with section <br />9.592 ~c} . <br />~:d~. I.n any one subdivision, not more than 25 <br />percent of the lots may be designed for duplexes, <br />l5 ~pexcent for triplexes, and 14 percent for four-~ <br />plexes. ~~ At least 5D percent of the lots resulting <br />Ordinance - 2 <br />
