(a) In any zone other than R-2, R-3, and R-4, driveways or <br />accessways providing ingress and egress to or from parking spaces, <br />parking areas, parking garages, or structured parking shall be <br />permitted, together with any appropriate traffic control devices, in any <br />required setback. <br /> (c) In all zones, the full depth curb cut for a driveway must be located <br />such that the required driveway flare does not occupy any portion of <br />the street frontage measured at the curb face past the projection of the <br />side lot lines of the subject property unless the driveway is shared by <br />adjoining property owners by a written agreement. <br /> (7) Parking Spaces in Required Setbacks. <br />Parking spaces, parking <br />areas, structured parking, and parking garages shall not be permitted <br />in required front and interior yard setbacks, except as provided herein: <br />(a) In R-2, R-3, and R-4 zones in conjunction with a one family <br />dwelling, secondary dwelling, or duplex, parking spaces in <br />required front yard setbacks are permitted that meet all of the <br />following restrictions: <br />1. Parking spaces are allowed in front setbacks only when <br />they are located on a driveway no wider than the full depth <br />curb cut at street curb associated with the driveway, or 22 <br />feet wide, whichever is less. <br />2. Where the side lot lines are perpendicular to the front <br />property line, A driveway and the parking spaces located <br />thereon may only be oriented at right angles to the front <br />property line, and may not serve any other parking spaces <br />at right or other angles from the driveway. <br />3. Where side lot lines at acute angle to the front property line <br />occur, the driveway may be located at an angle to the front <br />property line only to the degree the nearest side lot line is <br />at an acute angle to the front property line, and would <br />encroach on the driveway, in which case the driveway may <br />may be angled away from perpendicular to the street, up to <br />and but not beyond parallel to the side property line. In <br />these cases, the driveway width shall be measured at right <br />angles to the sides of the driveway, and the required <br />lengths shall be measured at the center of the width of the <br />driveway. <br />3. Such driveways may be located between any structure and <br />the street. <br />4. Only one such parking driveway may be located on any lot, <br />whether the lot has alley frontage or not, and only if there <br />are no other driveways or accessways on the site. <br />5. For purposes of other provisions in this code, such <br />driveways are considered to provide parking for up to two <br />vehicles depending on the width of the driveway and <br />applicable EC 9.6420 Parking Area Standards. <br />(b) In R-2, R-3, and R-4 zones, parking spaces in the required <br />interior yard setbacks are permitted that meet the following <br />restrictions: <br />Multi-D Parking Spaces in Required Setbacks Proposal #3 (September 9, 2009) Page 2 <br />
