Chapter 1- Introduction <br />Overview <br />The Walnut Station Specific Area Plan sets a new direction for future development in the walnut <br />Station area. It focuses on shaping the public realm (generally streets, sidewalks, and open space), <br />through an integration of land use and transportation planning and infrastructure investments. <br />The Plan seeks to implement several growth management strategies that call for compatible infill, <br />higher density living opportunities, and mixed use development within Eugene's Urban Growth <br />Boundary. <br />The Plan development process relied heavily on an iterative and varied public participation pro- <br />cess and brought together property owners, residents, staff, consultants and numerous other <br />stakeholders to develop a shared vision and a plan to implement the vision. This vision seeks to <br />transform this area with great potential from its current, primarily automobile oriented state, to a <br />vibrant, pedestrian friendly mixed use neighborhood. "yy "k i +�:' <br />t <br />IF <br />Walnut Station Planning Area <br />Walnut Station is a transit station at the intersection of walnut Street and Franklin Boulevard, located <br />along the regional Bus Rapid Transit (BRT) line called EmX. This mass transit corridor connects the <br />downtowns of Eugene and Springfield and is currently being expanded to connect to RiverBend <br />Hospital and the Gateway district in Springfield. The study area includes parcels that are generally <br />within one quarter mile of the Walnut and Agate EmX stations. <br />Walnut Station Planning Area Boundary <br />
