6. Outdoor storage and garbage areas shall be screened from view from <br />adjacent properties and those across the street or alley. <br />(e) An adjustment to any of the standards in this subsection maybe made <br />pursuant to the adjustment review process. <br />Prior to issuance of a final occupancy permit for the secondary dwelling, the <br />owner shall provide the city with a copy of a notice that has been recorded with <br />the Lane County Clerk that documents the secondary dwelling or primary <br />dwelling is owner /occupied. <br />(3) Rowhouses. In R -1.5, rowhouses shall comply with all of the following: <br />(a) Maximum Building Size: Eight rowhouses in a building, no more than <br />180 feet in width. <br />(b) Minimum Interior or Rear Qpen Required: 400 square feet per <br />rowhouse with a minimum smallest dimension of 14 feet. <br />(c) Auto access and parking shall be provided from the alley to the rear of the <br />lot; there shall be no auto access from the front of the lot. <br />(4) Duplex. When located in R -1, a duplex shall conform to 1 of the following <br />standards: <br />(a) The duplex was legally established on [effective date of this ordinance to <br />be inserted later]. <br />(b) The duplex is on a corner lot abutting public streets as provided in EC <br />9.2760 Residential Zoning Lot Standards. <br />(c) The duplex is on a lot that was identified as a duplex lot in a subdivision. <br />(5) Triplex. When located in R -1, a triplex shall be on a lot that was identified as a <br />triplex lot in a subdivision. <br />(6) Four -plex. When located in R -1, a fourplex shall be on a lot that was identified <br />as a four -plea lot in a subdivision. <br />(7) C -1 Neighborhood Commercial in Residential Zones. Uses permitted <br />outright in the Gl Neighborhood Commercial zone shall be permitted in any <br />residential zone through the planned unit development process with a <br />demonstration that the commercial uses will serve residents living in the PUD. <br />(8) Gl Neighborhood Commercial in R -2, R -3 and R-4 Zones. Uses permitted <br />outright or subject to site review in the C -1 Neighborhood Commercial zone <br />shall be conditionally permitted in the R -2, R -3 and R -4 zone when the <br />minimum residential density is achieved on the development site. All <br />applicable standards for uses in the G1 zone shall be complied with or granted <br />an adjustment through the conditional use permit process except as follows: <br />(a) Neighborhood Commercial uses being approved through the conditional <br />use permit process shall be located on arterial streets. <br />(b) In R -2, EC 9.2161(1) Small Business Incentives in G 1 shall not apply. <br />Instead, each individual business shall be limited to a total of 2,500 square <br />feet of floor area. <br />(c) Buildings within the maximum front yard setback shall be oriented toward <br />the street. <br />Ordinance - 105 <br />
