(6) Unless approved through a planned unit- development process, in any 1 <br />subdivision there shall be a maximum of 25% duplex lots, 15% triplex lots, and <br />p p <br />10% fourplex lots. At least 50% of the lots must be for one - family detached <br />dwellings or rowhouses. Fractions are reduced to the next lowest number. <br />(7) In R--1, interior lots shall not have frontage on two non - intersecting streets <br />unless approved through the cluster subdivision or planned unit development <br />process where alternative proposals were evaluated, and there is no feasible <br />alternative to the creation of double frontage lots. <br />(8) Duplex division lots shall comply with other duplex division provisions. (See <br />EC 9.2777 Duplex Division Standards <br />9.2770 Small Lot Standards For R -Z R -3 and R4 Zones. <br />(1) Purpose. The small lot provisions allow lots to be created below the standard <br />minimum lot size to increase opportunities for affordable housing and infill <br />development. <br />( Land Division Regulations. All applicable regulations for the type of land <br />division process being used must be met except where the small lot standards <br />create different requirements. <br />(3) Development Standards. <br />(a) Zero side yard setback option: Permitted. <br />(b) Height maximum: 25 feet in the R -2 Zone; 40 feet in the R -3 Zone; 25 <br />feet in R -3 and R -4 zones within 50 feet of abutting, or across an alley <br />from properties zoned RA, R -1, or R -2. <br />(c) Required outdoor living area: 10% of gross floor area. <br />(d) Maximum lot coverage: 55 percent in R -2 and R -3 zones, and 60 percent <br />in the R -4 Zone. <br />9.2775 Residential Flab Lot Standards for R -l. <br />(1) Purpose. Residential flag lots allow lots to be created in cases where there is <br />adequate lot area to divide the property into 2 or more lots but not enough street <br />frontage to meet the standard minimum requirement and where creation of a <br />street is not necessary to meet connectivity standards. The standards require <br />access for fire protection and also require screening to protect the privacy of <br />abutting residences. The intent is to provide additional housing opportunities <br />and to promote the efficient use of residential land. Home occupations and <br />secondary dwellings are prohibited because of limited access and the greater <br />impacts these uses would place on abutting sites. <br />(2) Measurements. <br />(a) Flag--Lot Dimensions. Residential flag lot average width dimension is <br />measured from the mid -point between two opposite lot lines of the flag <br />portion of the lot. <br />(b) Flag Lot Area Calculations. when calculating lot area, only the flag <br />portion is counted.
