A minimum of 30 percent or 1.45 <br />acres of the total zone of 4.74 acres shall be developed with residential uses. <br />(2) Non - Residential Uses. Any redevelopment plan for existing industrial <br />structures or new non - residential structures shall be reviewed under the site <br />review procedures contained in this land use code. <br />(3) Printing, Blueprinting, and Duplicating. This use is limited to non- retail <br />activities related to audio, video, or film production. <br />9.3315 S -E Elmira Road Special Area zone Development and Lot Standards. In <br />addition to applicable provisions contained elsewhere in this land use code, the <br />development standards listed in subsections (1) to (3) of this section shall apply to all <br />development in the S -E zone. In cases of conflict, the standards specifically <br />applicable in the S -E zone shall apply. <br />(1) All residential development shall be governed by the general standards applied <br />to the R -1 zone. <br />(2) All non - residential development shall be governed by the general standards <br />applied to the G0 zone, with the exception that all buildings shall conform with <br />the height limitations of the R -1 zone. Any new non - residential structure shall <br />be set back a minimum of 25 feet from the exterior boundaries of the <br />development site. <br />(3) Signing for the residential portions of the development site shall be governed by <br />EC 9.6650 Residential _Sign Standards; signing for non- residential portions of <br />the development site shall be governed by EC 9.6655 General Office Sign <br />Standard.q_ <br />S -F Fifth Avenue Special Area Zone <br />9.3400 Purpose of S -F Fifth Avenue Special Area Zone. The purpose of the S -F zone is <br />to encourage a variety of uses that: <br />(1) Allows preservation of existing substantial buildings. <br />(2) Allows redevelopment of the area with a variety of commercial and industrial <br />uses. <br />(3) Encourages redevelopment that is primarily pedestrian- oriented with only <br />limited provision for automobile use. <br />(4) Ensures that new development conforms with the character of the existing <br />Ordinance - 130 <br />
