development. <br />9.3405 S -F Fifth Avenue Special Area Zone Land Uses <br />(1) Uses that are vehicle- oriented are prohibited as new development or <br />redevelopment (for example, service stations, warehouses, repair garages, and <br />drive --in facilities). within this broad framework, individual proposals shall be <br />evaluated on the basis of consistency with the expressed purpose of this zone. <br />(2) A conditional use permit shall be required for all new development or <br />redevelopment in the S -F area, in accordance with the procedures beginning at <br />EC 9.8075 P ose of Conditional Use Permits. <br />9.3410 S -F Fifth Avenue Sp ecial Area Zone Development and Lot Standards. In the S -F <br />zone the general standards set forth in this land use code governing development in <br />the C -2 zone shall apply except: <br />(1) On -site parking is not required where existing buildings are used. <br />(2) All new development shall provide parking to accommodate parking generated <br />by the development. <br />9.3415 S -F Fifth Avenue Special A _Zone Public Facility Standards. within the S -F <br />zone, all of the following improvements shall be provided for: <br />(1) Sidewalks with a combination of concrete and brick. <br />(2) Removal of curbside parking except for short-time loading zones. <br />(3) Sheltered bus stop. <br />(4) Street lights, either pole- mounted or building- mounted. <br />Other improvements installed at public expense within this S -F zone shall be <br />designed to coordinate with the improvements listed above. <br />S -H Historic Zone <br />9.3450 S -H Historic zones S -H Historic zones may be established by the city council in <br />the manner prescribed in EC 9.3000 through 9.3030. Except for ordinances <br />establishing site - specific historic zones, copies of which are maintained at the city's <br />planning and development department, all existing S -H Historic Zones are set forth in <br />this land use code. <br />9.3455 S -H Historic zones - Adjustment to Development Standards.
