Review Procedures Required parking may be provided through joint use of <br />parking facilities, subject to the requirements of EC 9.6430 Shared Off Street <br />Parkin . <br />(a) Required parking shall be provided at the following ratios, rounded up to <br />the nearest whole number: <br />1. Industrial uses 1 for each 504 square feet of gross floor area. <br />2. Retail uses 1 for each 344 square feet of gross floor area. <br />3. office uses 1 for each 400 square feet of gross floor area. <br />4. University uses 1 for each 400 square feet of gross floor area. <br />5. Multiple- family dwellings 1 for each dwelling unit, plus 1 guest <br />parking space for each 3 units. <br />(b) Bicycle parking: Bicycle spaces shall be provided as follows: <br />1. Non - residential uses the minimum number of spaces shall equal <br />15 percent of the number of required automobile spaces. <br />2. Multiple- family dwellings 1 space per unit. <br />3. Locking and cover shall be provided for all required spaces. <br />4. Required spaces shall be located no farther than Z times the di stanc e <br />between building entrances used by automobile occupants and the <br />automobile parking spaces closest to those entrances. <br />5. Each required space must be at least 6 feet long and Z feet wide, with <br />a minimum overhead clearance of 6 feet. <br />(2) Setback requirements. Development within the S -RP zone shall comply with <br />the following setbacks: <br />(a) All structures, parking areas, streets, and access drives shall maintain a <br />minimum setback of 35 feet from the top of the south bank of the <br />Willamette River. A map indicating the location of the top of the south <br />bank is on file with the city's planning and development department. <br />(b) All structures, parking areas, streets, and access drives shall maintain a <br />minimum setback of 15 feet from the south side of the bicycle path located <br />(or as to be relocated) adjacent to the top of the river bank. If the setback <br />specified herein requires a greater distance than the 35 feet specified under <br />Section 9.3715(2)(x), the greater distance shall be maintained. <br />(c) Solar access shall be provided to at least 60 percent of the following <br />designated areas: <br />1. The south bank of the Willamette River. <br />2. The bicycle path located (or as to be relocated) adjacent to the top of <br />the river bank. <br />3. The Autzen Stadium footbridge protection area defined in Section <br />9.3715(2)(e) below. <br />4. Active recreation areas defined in the master site plan. <br />The solar access required herein shall be provided at noon from February <br />21 to October 21 of any year.
